About the Project

In January, 2026, CHA’s Board approved Preservation of Affordable Housing (POAH) as the development partner for the mixed-finance redevelopment of Loomis Courts, a 126-unit affordable housing community on the Near West Side. POAH and CHA will co-develop the property and share in property ownership, and POAH Communities will be the property manager upon completion of the renovations. Loomis Courts is currently vacant, and former Loomis Courts leaseholders who relocated as early as January 2020 will have priority to return after the buildings are renovated.

The project will include:

  • Comprehensive rehabilitation of all units in the two seven-story buildings
  • Replacement of major building systems for long-term sustainability
  • Construction of new property management offices and resident amenity spaces, and improved landscaping and outdoor spaces

Upon completion, Loomis Courts will have modern, sustainable and affordable homes, expanded amenities on-site, and resources through POAH Community Impacts and partners that help residents maintain housing stability and pursue opportunities for economic growth and upward mobility.

Renovations are projected to begin in early 2028, following extensive resident outreach and engagement and a resident-center planning process, including coordination with the ABLA Local Advisory Council and Alderman Jason Earving.
